Nexgram Subsidiary Commences RM2 billion Neu Nexus Century City Power Superblock sovereign AI campus, Data Centre, and next-generation intelligence-city mixed development in Cyberjaya
29 June 2026, Cyberjaya, Malaysia — Neu Nexus Century City Sdn Bhd (“NNCC”), a subsidiary of Nexgram Holdings Berhad, today officially commenced the ground breaking ceremony for Neu Nexus Century City, an integrated AI infrastructure, energy and mixed-use development located in Cyberjaya, Malaysia.
The ground breaking marks an important milestone as NNCC enters its execution phase with the planned development of the NNCC Power Superblock, an integrated power, energy, digital infrastructure and commercial block designed to support artificial intelligence, enterprise computing, intelligent automation, hospitality, wellness, smart-city services and future digital economy activities within a single connected ecosystem.
Planned across multiple phases, NNCC carries an estimated gross development value of approximately RM1.9936 billion and a projected enterprise value of approximately RM6.1 billion upon full platform maturity. The development is structured as a scalable AI infrastructure and mixed-use commercial ecosystem intended to create long-term demand, recurring utilisation, institutional participation and customer confidence.
The NNCC Power Superblock is expected to comprise two AI-ready data centres, a proposed AI and green energy tower, hotel and residence components, corporate office space, convention and exhibition facilities, wellness facilities, blockchain and innovation hubs, multipurpose lifestyle facilities and supporting commercial amenities. The proposed data centre component includes two 20MW AI-ready facilities designed to support sovereign AI computing, enterprise AI deployment, high-performance computing, robotics applications, intelligent automation, humanoid agent hosting and next-generation digital infrastructure demand.
The integrated tower component is envisioned to include an AI and green energy building, approximately 250 hotel keys and residence components, corporate office floors, exhibition and conference facilities, wellness facilities, blockchain hub facilities and a multipurpose lifestyle centre. These components are intended to support both external customers and internal ecosystem demand generated by AI, data centre, technology, hospitality and corporate activities within NNCC.
In conjunction with the ground breaking, NNCC and its related project parties also inked two Heads of Agreement and two Memoranda of Understanding for investment mandates with an aggregate indicative value of approximately RM1.23 billion. These comprise a proposed RM280 million hotel and residence HOA between NNCC and Croske Hotels Management Services Sdn Bhd; a proposed RM200 million AI data centre token offtake HOA between Asas Ilmu Infraraya Sdn Bhd, NNDC-I Sdn Bhd and Neunucleus Energy Corp Limited; a proposed RM250 million NNDC-I data centre infrastructure investment mandate between NNDC-I Sdn Bhd and MCI Capital Private Equity; and a proposed RM500 million NNCC Power Superblock fund-raising mandate between NNCC and Neucu Capital Partners (Malaysia).
These arrangements are intended to strengthen early commercial validation across key NNCC components, including hospitality, AI data centre utilisation, infrastructure investment and institutional capital formation. NNCC views these arrangements as important confidence-building steps for customers, investors, financiers and strategic partners as the project progresses into implementation.
Speaking at the ceremony, the Chairman of NNCC said the project reflects a strategic effort to support Malaysia’s participation in the regional AI and digital infrastructure economy.
“Artificial intelligence, robotics, automation, high-performance computing and intelligent energy systems are reshaping the global economy. Nations, enterprises and institutions are now seeking secure, scalable and commercially viable infrastructure platforms. Malaysia has strong fundamentals, and Cyberjaya remains one of the country’s most established technology corridors. NNCC is designed to contribute meaningfully to this next chapter of Malaysia’s digital economy.”
He added that NNCC is intended to be more than a conventional property development.
“Future infrastructure will no longer operate in isolation. Real estate, energy, AI, data, wellness, hospitality and intelligent services will increasingly converge into integrated ecosystems. NNCC is designed around this philosophy, where each component supports the other to create long-term demand, utilisation and platform value.”
Representing the project leadership team, Mr Henry stated that the commencement of physical works and the related commercial arrangements reflect confidence in Malaysia’s long-term AI infrastructure demand and the increasing need for specialised enterprise computing capacity across the region.
“The rise of sovereign AI, enterprise AI adoption, robotics, intelligent automation and data-intensive applications is creating a new class of infrastructure demand. Through the NNCC Power Superblock, we aim to build an integrated platform that can support AI users, data centre operators, technology partners, institutional investors, corporate occupiers, hospitality customers and future ecosystem participants.”
NNCC is also expected to incorporate sustainable and future-ready infrastructure concepts, including intelligent energy optimisation, AI-enabled operational efficiencies, smart building systems and development planning aligned with long-term ESG and smart-city objectives.
The ceremony was attended by representatives from Cyberview, Majlis Perbandaran Sepang, project consultants, contractors, technology partners, investment representatives, customers and invited stakeholders from the AI, infrastructure, property, hospitality and digital economy sectors.
NNCC stated that further announcements relating to strategic collaborations, customer commitments, funding participation, development milestones and implementation phases are expected to be released progressively as the project advances.
